Residential home warranties were designed for existing, or "pre-owned," homes and cover mechanical breakdowns not protected by standard homeowner's insurance, including appliance failures and clogged pipes.
If you are purchasing a "pre-owned" home, have your HVAC serviced immediately (if it was not done by the seller in the last 12 months). If your HVAC goes on the blink, some home warranty companies may consider its original state a pre-existing condition and choose not to cover. It's always best to protect yourself.
