Basing resale on view, lot, and landscaping

Although much of the resale value of a property is concentrated inside the building, the view, lot, and landscaping are also important. Homes with a view often sell at a premium above similar homes without the view. However, if you consider a view important, buy it for your own personal enjoyment. Future buyers may not place as much value on it, and you may find yourself dropping the price to more nearly match other sales prices in the neighborhood.

When it comes to the lot, many buyers are looking for a lot that is as level as possible. Assuming the property is in a typical neighborhood, the lot should be rectangular. Odd shapes may turn off prospective buyers. Try to find a home with a decently sized front and back yard. You will get your best value if the house is moderately landscaped. You can always improve the landscaping during your ownership by improving the grass and adding bushes and trees.

In short, if you are buying a house because you love the view, lot or landscaping, try to pay as little extra as possible. Otherwise, you might not get your money back.
