Under most commonly used contract forms, if you agree to sell your property, you are legally obligated to convey the property to the buyer according to the terms of the contract. If you fail to do so, you may be in breach of the contract and the buyer may be able to enforce certain rights against you. Typically, such enforcement rights will include a suit for damages or, alternatively, a suit for "specific performance," which means that the buyer can request that a court order you to sell the property under the contract.
