Beware of informed buyers

If you are looking to sell your home, it is not in your best interest to pick a price slightly higher than your house is worth. Some consumers believe that gives them a little wiggle room, but in reality it will probably cause your home to sit on the market, ultimately forcing you to reduce the price.
Every time you raise the price – even slightly – you eliminate potential buyers. Buyers today can do a lot of research on the Internet. When a home is priced out of line with the market, they’ll know. The best approach to generate the most showings and offers is to price the home in line with comparable sales
