Pricing high isn't always right

When putting your home on the market, hiring the REALTOR® who agrees to list your property at the highest price is not always in your best interest. Listing a property for a price above its market value will not help the property sell and may preclude it from being shown at all. Overestimating the value of your home might also cause it to sit on the market, eventually forcing you to sell it for less than the amount you would have received had it been priced correctly to begin with.

To get a good idea of your home's market value, you should invite two or three REALTORS® to your house to give you their opinion on its potential selling price. Many REALTORS® will prepare a comparative-market analysis (CMA) at no cost to you. A CMA shows the prices of homes comparable to yours that recently sold, did not sell, or are still on the market.

When hiring someone to negotiate the sale of your home, do not assume that the agent agreeing to sell at the highest price is necessarily right. You should list your home with a REALTOR® who conducts a thorough market analysis to arrive at a price commensurate with comparable properties.
