Tips for selling your home

With real estate sales at an all-time high, some Texas homeowners looking to put their property on the market assume it will sell relatively quickly. But that's not always the case. Unless you know the ins and outs of selling your home, you might find it challenging, and homes that sit on the market often languish. Below are some tips to help you sell your home.

  • Recheck your listing price. Did you know that overpricing is one of the most common reasons homes fail to sell? Ask your Texas REALTOR® to take a second look at the listing price.
  • What's the cosmetic appeal? If you are having trouble selling your home, take a look at it from a buyer's point of view. How's the curb appeal? Is the lawn well-maintained? Consider a fresh coat of paint in rooms that look tired or dark, and reduce clutter throughout the home.
  • Is it a fixer-upper? Most buyers want to purchase a home that they can immediately move into. As a seller, it's up to you to decide before you put your home on the market what to fix and what to leave for a future buyer to do. Determine which repairs you need to make before listing your home and which you can leave to potential buyers. It's not always in your financial best interest to fix everything. Talk to your REALTOR® for more advice.
  • Stay far, far away. During home showings, get lost. Many potential homebuyers are uncomfortable in the presence of the homeowner and may not be very receptive to your property.
  • Step up the marketing. In today's real estate market, many agents launch an all-out multi-faceted marketing campaign. A buyer's market means stiff competition for sellers, and it helps if you pull out all the creative stops. Sit down with your REALTOR® and discuss innovative ways to step up the
    marketing strategy.
