I now realize that I was guilty of making a classic first-time homebuyer mistake when searching for a house earlier this year: I let relatively small flaws or easily fixable things influence my decisions. I even vetoed houses because of things like patchy yards or outdated fixtures – a behavior that led to six months of searching and a shorter and shorter list of potential homes.
In fact, I even dismissed one of the first homes we looked at solely because the living room had a bright red accent wall. As fate would have it, that’s the one we ended up buying after viewing several others because it met all of our criteria.
If you’re looking for your first home, and the only thing keeping you from submitting an offer is a squeaky front door or faded carpet, talk to your Texas REALTOR®. He will remind you that these are easy fixes that allow you to personalize the home. He might even make the case that outdated or unattractive features can be bargaining points.
You are probably going to encounter properties with cosmetic issues during your home search. But it’s in your best interest to see past those minor concerns and see the whole picture of what could be your dream house.
In case you’re wondering, I haven’t painted over that red wall yet … it actually grew on me.
