Frameworks Community Development Corporation

“Thanks to the Texas REALTORS® Housing Opportunity Foundation community partnership with Frameworks Community Development Corporation and their very generous $10,000 grant donation in 2019, we were successfully able to serve and prepare over 560 low– to moderate– families and individuals in Central Texas to “Realize the American Dream” through our Homebuyer Education, Housing Counseling and Financial Literacy Education/Financial Coach programs!

      Grant: $10,000

      A $10,000 grant was awarded to Frameworks Community Development Corporation to promote homebuyer education, financial counseling, and the development of affordable housing in greater Central Texas. Those served by Frameworks CDC are often racially or ethnically diverse populations and low-income families.

      The grant provides funding for:

      Homebuyer education: The curriculum guides potential homebuyers as they consider purchasing a home and helps them understand mortgages, down payment assistance programs, and long-term financial planning.

      Pre-purchase homebuyer counseling: One-on-one homebuyer counseling sessions help participants understand the next steps to purchasing a home and create an “action plan” to help reach their financial goals.

      Development of affordable housing: Frameworks CDC maintains 20 rental units, 70 percent of which are income restricted. The nonprofit is also a co-developer on a low-income housing tax credit project to provide affordable senior rental housing.

      Foreclosure intervention counseling: Frameworks counselors work with clients to help determine what options are available, and act as intermediaries to help communicate with lenders and banks to determine if there are alternatives to foreclosure that will allow the families to keep their homes.

      Frameworks CDC is a nonprofit community development corporation that works to expand housing opportunities available for the impoverished, including low-and moderate-income residents of Central Texas. Frameworks works toward this mission by providing affordable housing options and educational assistance in home-purchasing, financial literacy, credit education seminars and business development.

      The demographics of those served by Frameworks are primarily low-income and racial/ethnic minorities who have not previously had the opportunity to achieve homeownership. In 2018, 84 percent of those served by Frameworks identified as Hispanic (45 percent), Black (31 percent), or multiple races (8 percent). Seventy six percent of families had lower incomes, as defined by HUD, and 39 percent had very low income, defined as below 50 percent of the median income for the county or metropolitan area.

       
       
       
       
       
       
       
       
       
       
 

Stephenville Association of REALTORS®

“We have had several Erath County Habitat for Humanity projects going on in Stephenville for several years. Three homes were slated to be built near an area that backed up to a railroad track. I knew that our board wanted to help in any way that we could, so I filled out the TARHOF application. It wasn’t long before I had talked to Hunter Jackson. Within several months, TARHOF had sent $5,000 to us to present to the Erath County Habitat for Humanity project that was currently being built.

“They used that money to build a privacy fence for that home so that the future homeowner’s children could safely play in their backyard. It meant the world to them and the SAOR board as well! Thank you so much!!”

      A $5,000 grant was provided to the Stephenville Association of REALTORS® to support Erath County Habitat for Humanity projects that provide housing options to low income individuals and families in Erath County. ECHH builds houses in partnership with qualifying families, using as much donated material as possible, then sells the house at no interest and no profit.

      Individual and corporate donors provide the funds and materials, and the construction labor comes primarily from volunteers. Partner families themselves invest hundreds of hours of labor into building their homes and the homes of others, and their mortgage payments go into a revolving fund that is used to build more houses. In addition to providing safety and security to those who need it, the new homes increase property values by developing safer neighborhoods and communities.

The organization builds and improves homes in partnership with individuals and families in need of affordable and sustainable places to live. Habitat homeowners help build their own homes alongside volunteers and pay an affordable mortgage.
