With a natural sense for service, our career started with delivery as an entree to the community, “real estate services”. Beginning our career of representing our clients in a objectively manner. (based on real facts and not influenced by personal beliefs)
Starting as a Multi-Family/MF Leasing Agent, working for developers needing leasing results for there troubled Newly Developed Communities. Truly in a time of economic crisis of the mid 80’s. Recruited and Successfully Marketed $25M-$30M communities for Tonetti and Cimmaron. Including management companies Midkiff, Dinerstein, Duddlesten, and Finger.
In December 1987 we obtained our Texas Real Estate Salesman license from the Texas Real Estate Commission. Continuing as a leasing agent for Income Property Services/IPS, an office and building management company. We also worked along with building owners in Highland Village, 290 @ 610 corridors. Concluding efforts in office leasing market. The 90’s began to show signs of recovery and I was marketing and selling High/Mid Rise Condos, Single Family Homes. Concluded assignments representing commercial tenants in retail, office and industrial space. Our tenacity has out weathered Houston’s deepest economic storms with success! One of my successes was a retail lease renewal on Kirby Drive benefiting my client/tenant and the owner qualifying him to refinance successfully.
For Seven years I worked for the Winchell Family, franchise owners of Realty Executives-Houston on Memorial Drive. There, I was awarded several times “Top 10% in Sales.” As a “Top Producer” in sales and marketing, and competing with over 175 agents, selling single family homes realizing a unique niche in the marketplace. Represented and consulted numerous real estate speculators & developers seeking sites for mixed use and townhome developments concluding multi million dollars in sales to some of Houston’s most well-known. My tenure continued with REH, then to New Century Realty Group.
In 2001, Cortinas Investments, LLC was launched and sponsored by James Valentino. Obtained Corporate Broker License from Texas Real Estate Commission (TREC). August 2011, transferred salesman licensing to Carl Johnson, Broker. Startup in 2001 for Cortinas Commercial Real Estate and in 2015 Premier, REALTORS. In December 2015, license was transferred to sponsorship with Power Broker Extraordinaire, Joanna Temple Johnston. The LLC and both dba’s are registered with TREC, Secretary of State of Texas, National Association of Realtors, Texas Association of Realtors and the Houston Association of Realtors.
We have been most fortunate over the years representing the clients and concluding the deals we have been a part of. Through these efforts we’ve obtained extensive skills, and successful real estate experiences. Our knowledge and skills have been through some of the most intricate and most difficult transactions. I am asked often, what is my specialty? We “objectively represent our clients.” Here’s one quote from a client Attorney/Developer. “Julian, thank you for getting this deal closed, you accomplished the assignment successfully and you went through this extremely difficult title work, with required corrections along the way to closing. This deal was as challenging as if it was on the State Bar Exam, you passed it successfully!” One of my favorite past business goals was to attend continued education in real estate annually from 2006-2014, at South Texas College of Law. Learning and applying to the states top real estate deal makers and qualified real estate lecturer’s. Ranging from updated basic contracts to legal changes in real estate law and environmental law.
Service to the community; Past President, The Second Ward Association. a 501(c)3. Vice Chair, Advisory Board of the Daniel & Edith Ripley Foundation, for Ripley House. Recipient in 2001, Volunteer of the Year Award from Neighborhood Centers, Inc. Houston’s second largest non profit. Past consultant to Second Ward CDC, in partnership with, Habitat for Humanity. During tenure as President, The Second Ward Association, acted as community liaison to Past Mayors, L. Brown and B. Lanier. Successfully negotiated over $75 million in City of Houston and Metro improvements for the subject community at large. Involvement incurred organizing community groups forming alliances in the second, third ward areas and to mid town. One of the program efforts won a nationally recognized award in community involvement in crime fighting. The program concluded over 40 Felony arrest, four of rape, four of capital murder. Recipient of two Mayoral Proclamations.
Service to the community; Advisory Board member, Art & Environmental Architecture 501(c)3, with projects of The McKee Street Bridge Project and Frost Town Historic site. The bridge is the recipient of status from the National Register of Historic Bridges. Represented subject A & E in the negotiations and acquiring of nearly 3 acres of land in fee simple title to client. The acquired land now protects the integrity of A & E’s discovery of the Frost Town settlement site.
