The relationship between two properties in which one benefits from an easement while the other is subject to and burdened by that easement. The servient estate gives up something through an easement and the dominant estate gains something. For example, a landlocked lot is the dominant estate if it has access through a driveway easement that travels across the lot next door, which is the servient estate.
